Some advice on getting a lodger?

I am considering getting a lodger but was wondering if they need to be registered for council tax and if they need a rent book or anything. There do not seem to be any clear guidelines any where. I have no clue what things I need to consider except that I have got a lodger agreement document.Some advice on getting a lodger?
When I first bought my house I rented out my spare room to a lodger. I ensured she signed a legal contract in the presence of a witness which included the amount of monthly rent (inclusive of her share of counil tax and bills), the notice period and various other points, such as no wild parties, etc! There are plenty of such contracts you can donwload free online and then simply adapt to suit your circumstances.


I ensured that I received a months rent in advance as a bond and that a direct debit was set up to pay the rent every month. I didn't bother with a rent book.


Regarding the council tax, the lodger will have to be registered for this, but please be aware that if you currently live on your own you will be a 25% discount ofr single occupancy council tax whereas when the lodger moves in you won't, so consider this when calulcating how much coucil tax you plan to charge them per month.





When I was first looking for a lodger no friends were in a position to move in so I had to advertise. I used the website easyroommate.com and had dozens of responses within the first week and a lodger within a fortnight. If you're considering having a stranger lodge in your house then its important to decide from the outset what kind of person you would and wouldn't be able to live with... are you a clean freak, do you hate smoking, etc? It's weird enough at first having a stranger in your house at first even if they've got plenty in common with you, let alone someone who's a polar opposite! the council tax is a personal thing so they will have to get a bill and pay there own, it is up to you about the rest of the bills whether you include in the rent or not, an agreement has to be signed by both parties and you can get a rental package from WH smiths, there is a rent book in the pack, it explains everything about renting and is a legal document, it`s cheaper than going to a solicitor but you need this agreement to cover yourself.
Ok,i have lived in shared houses years ago.everything should be all included-including the council tax,water,electric,gas etc.All you need to do is buy a rent book,agree a price,拢60-80 a week is a fair price and it would be good if you done some sort of agreement,basically your rules,you don't want someone who is going to bring people back,have room parties or anything so you need to set the rules clear. x
If you mean do you have to tell the Council they're lodging with you, then yed you do because you can have a Council Tax reduction if you're living alone but not if you have a lodger. They'll also be added to the Electoral Role, etc.





Taking a deposit (ie, a month's rent up front) which you can take money out of for damages when they leave if you need to is pretty standard.
